Assessment Advisors opened in 2001 to respond exclusively to the tremendous need in the assessment community for professional real estate valuation consulting. Working with Assessors formed the basis for development of our exclusive IncomeWorks software program.

Linda Pedalino, MAI: President & co-founder, Linda has been a commercial appraiser since 1989. Her expertise is based on commercial real estate appraisal assignments that encompassed subdivisions, hospitals / nursing homes / healthcare projects, including YMCAs and health clubs, quarries, highest & best use studies, market / marketability analyses, financial feasibility studies, and investment analyses. As a practicing appraiser, Linda specialized in the valuation of complex, unusual, and special purpose properties. Linda oversees IncomeWorks market surveys and consulting.

Jim Brink: Co-developer of IncomeWorks, Jim has over 15 years of professional software development experience across multiple industries. His mathematical and engineering background is instrumental in the ongoing development and refining of the models and algorithms used to translate our real estate expertise into functioning software. Jim is primarily responsible for the maintenance and enhancement of the IncomeWorks software platform.

Max Hurst: As an environmental consultant, Max performed technical analyses to meet the regulatory needs of oil and gas clients. Also experienced in technical sales, Max managed an account at the third largest refinery in the US where he provided engineering support including process modeling. His combination of detail analysis, modeling expertise, and customer focus make him a strong member of our team. Max contributes to market research, data analysis, and business development.

Timothy VanKirk, MAI: An original co-founder, Tim began appraising commercial, industrial, and special use property in 1976. His experience encompassed a broad range of property types including numerous multiple tenant developments and mixed use projects, large vacant parcels and agricultural land, Federal & State owned projects and other government facilities, assisted living projects, and more. Tim was also a real estate broker and as an IAAO approved instructor, he taught courses on Appraising & the Appeals Process.
